PLANNING BOARD
The 11 member Planning Board has a wide range of responsibilities among which is the responsibility of making many important decisions regarding development of land within the township. The Planning Board is directly responsible for generating and updating the township’s Master Plan. The Planning Board establishes land use policies for guiding the development of the township. The Master Plan is implemented by the Zoning Ordinance, which finds is based upon the Master Plan land use element. Without the land use element,
The Planning Board has specific authority over subdivision control and site plan review, the Official Map, the Zoning Ordinance and the Capital Improvement Plan. It has been vested with quasi-judicial power by statute when reviewing subdivision and site plan applications that involve bulk ( "C") Variances
The Planning Board may also become involved reviewing State and Federal programs or plans, assembling data for planning purposes and performing other advisory duties as assigned to it by the Municipal Council.

BOARD OF ADJUSTMENT
The 9 member Zoning Board of Adjustment is responsible for reviewing cases, where an applicant's proposal does not and cannot meet the requirements of the zoning ordinance. This Board will also hear and decide appeals, where it is alleged by an applicant that there is an error in any order, requirement, decision or refusal made by an administrative officer (zoning officer), based upon or made in the enforcement of the zoning ordinance.
The variances granted by this Board are based upon the review of the application as it relates to a specific property, when the strict application of the regulation will impose difficulties or hardship to the applicant, through no fault of his own. No variance or other relief may be granted unless it can be so done without substantial detriment to the public good and will not substantially impair the intent and purpose of the zone plan and zoning ordinance.

Applicants are advised to review their plans with the Land Development Review Team. This team meets every Wednesday at 2:30pm in Room 101 of the Municipal Building 1 Civic Square, Irvington, NJ. No need to make an appointment.
